Kitchen Sink Installation in Northgate

200+ five-star Google reviews

A new kitchen sink brings more than a bowl with it: the tap, the waste, the trap and the hot and cold feeds all join up, then get leak tested. Kitchen sink installation in Northgate also carries plumbing law, because Queensland draws a firm line around who may do the work.

We work across Northgate and the suburbs around it, and every job is done by a licensed plumber. This page runs through what gets connected, where sinks leak, what the paperwork demands and what shapes the price. The wider kitchen and laundry services page covers the room around it.

From Old Sink Out to Leak Test

The connections run from the old bowl out to a leak test: both supply feeds with their valves, the tap, the basket waste, the trap and the waste pipe. A standard kitchen sink needs the hot and the cold line brought to the tap, and the waste run taken out to the drain.

Two details round the job out:

  1. Isolation valves

where valves are fitted, a small one on each feed shuts the sink's water off alone, so the rest of the house keeps running.

  2. The trap's water seal

the trap holds water in its bend, which stops gas and smells rising from the drain through the plug hole.

Every tap, waste and connector we fit has to be WaterMark certified, carry the WaterMark trademark and sit on the product database. If a dishwasher drains into this waste, its hose joins at a spigot, so the new one carries that fitting. The dishwasher installation page explains that side of the connection.

Where a Kitchen Sink Leaks

Five spots do most of the dripping: the trap joint, the plug-hole seal, the tap base, where the feeds join, and the rim seal against the benchtop. Each one shows a different way, and some stay quiet for weeks.

The quiet ones matter most. Timber swelling at the base of the cupboard, a stale smell, or a dark line low on the wall points to a slow leak even with no visible drip. The box of detergent usually hides the first month of it.

A bowl that will not empty is a drainage problem rather than a leak or a fit-out job: our blocked drains page covers that side.

Kitchen Sink Work and the Form 4

Only a licensed plumber may connect a kitchen sink in Queensland, and the QBCC lists sink repairs and replacements as work needing that licence. Renters have one extra step first: written approval from the owner or manager, on a Form 23, before a fixture gets attached.

The paperwork then splits two ways:

  1. Putting in a new sink, or shifting one

notifiable work. No permit from council, but a Form 4 goes to the QBCC within 10 business days of the job wrapping up.

  2. A swap into the same hole

minor work. Still licensed hands, no permit and no paperwork to lodge.

You keep your own copy of the Form 4. You can also check a plumber's licence through the QBCC's public registers, and see whether a Form 4 was registered for your property.

Top-Mount or Undermount Sink

A top-mount sink drops in from above, its rim overlapping the edge of the opening, while an undermount hangs underneath and needs a cut-out that is measured and sealed. The rim, or the lack of one, drives everything else about the day.

  1. Top-mount

the rim covers the edge of the opening, so it suits laminate benchtops and forgives a rough cut. The simpler fit of the two.

  2. Undermount

clips or brackets hold it up against the benchtop, and the cut edge shows, so silicone sealing has to be right. The benchtop itself shapes the job.

Opening the bench is also the natural moment to change the mixer, since everything is already apart. Our tap replacement page runs through the choices.

Like for Like or a New Position

What drives the price is position: same hole or a new spot, whether fresh water or waste points are needed, the space to work under the benchtop, plus the tapware you pick. No two jobs on this side of Brisbane price the same.

We put the price in writing as a fixed quote once the visit has scoped it, before anything begins. A straight swap in a detached house off Toombul Road can price very differently from the same job in a unit, where the access under the bench is tighter.

Northgate keeps changing, too. Area-level figures counted 36 new dwellings approved in 2021-22, on top of population growth near 5.7 per cent over five years. Every new kitchen brings its own sink and tap choices with it.

Renovating a whole kitchen counts as notifiable work as well: no council permit, and the Form 4 covers it.

Questions Northgate Kitchens Ask

Call (07) 3523 7172

Does a kitchen sink need a plumber in Queensland?

Yes, it does. Queensland's rules put sink repairs and replacements in the licensed basket, done by a plumber or drainer with a QBCC licence. A sink is not on the short list a home owner can tackle.

What is a Form 4 for a new sink?

The Form 4 is the record your plumber sends the QBCC once a notifiable job wraps up, inside 10 business days. A copy goes to you for your records.

How much does it cost to fit a kitchen sink in Northgate?

The price turns on the job itself: same spot or a new one, new water or waste points, access under the benchtop, and the tapware chosen. After we look over the job, the figure lands in writing as a fixed quote before work starts.

Does my dishwasher drain through the kitchen sink?

Yes, in most homes. The hose from a dishwasher joins the sink waste at a spigot, so a replacement waste needs that fitting when the machine stays connected.

Does replacing a kitchen sink need a council permit in Northgate?

No, neither case needs one. A sink replaced in place is minor work, and a new or shifted sink is notifiable work with no council permit either. Apartments and buildings on a combined drain can be different, so ask your plumber.
